Property Overview

2849 Pacific Avenue is a one of a kind Georgian residence located on a prime block of Pacific Heights. This impressive and grand exquisite residence was built at the turn of the century and designed by renowned architect Joseph Peltier. This magnificent property has been extensively renovated with all new systems, walls, floors, casework details, audio-visual, lighting controls, and full seismic and structural upgrades. The new roof consists of the finest copper and slate materials available. This grand Georgian still maintains the beauty and elegance of early 20th Century construction.

Main Level

Upon entering this grand home one cannot help but be taken by the spacious and elegant entry with gorgeous fireplace and mantel, crown moldings, paneled walls, glorious antique light fixture and beautiful staircase. The crown moldings and rich detail are apparent throughout the property and are absolutely exceptional on the main floor. The formal living room is adorned with paneled designer grass cloth moldings, and an impressive marble fireplace with turn of the century wood mantel. From the formal living room and elegant entry hall one can look into the dining room and through the exterior grand doors to an incredible landscaped terrace and city views. The formal dining room is truly one of a kind with original refurbished walnut wood paneling. Most of the room is walnut and is absolutely glorious with a turn of the century hand crafted buffet and mirror back, which has been painstakingly restored to the best of today's standards.

The kitchen is a Christopher Peacock design from Philadelphia made from the highest quality wood and craftsmanship, with special hardware features made in England. Truly an old world installation blended with contemporary details reunites the past with present day living and expectations. The appliances are the highest end products available, as are the fixtures and gorgeous stone detail. The appliances include a 4ft Viking range with stainless hood and stainless steel/mirror backsplash. There is also a 4ft Subzero refrigerator with glass doors, a 30” Miele stainless oven and 24” Miele speed oven. Also part of this magnificent kitchen is a Bosch dishwasher, 2 Fisher Pagel dishwashers in drawer form as well as a 30” Dacor warming drawer. A Marvel dual zone wine cooler is in the kitchen, as well as a front load Miele washer/dryer in the laundry room. Rift white oak flooring with walnut boarded rectangles are specially milled for this project to match an almost perfect reflection of the hand coffered ceiling above. The cabinetry includes inserts for built-in cutlery, silverware, and spices. There are recycling units and a stainless bread drawer. A large gathering area for family dining and entertaining is part of this spectacular room. One can notice that the modern and appealing kitchen cabinetry works very well together with the old world custom European accented hutch. The hutch is reminiscent of the old world freezer boxes with the silver clutch handles. The interior pasta and bread drawers and built-ins are quite unique!

Accessed by the kitchen is the impressive veranda, and outside area accented by gorgeous plantings and water feature above the 2 car garage. The flooring of the terraces is specially cut Connecticut Blue Stone. A sophisticated and intricate water/drainage system was developed through the Bison pedestals to prevent water damage to deck/terrace. The piers, caps, bases and planters are all Napa Valley select stonework. This area is truly captivating with city views. There is a yard with grass and lovely landscaping at the bottom level. Completing the main level is a gorgeous designer bathroom, new elevator that goes to all four floors, and a spacious entry guest closet.

Third Level

The second level features three bedrooms all en suite, including a master bedroom with expansive his and her walk in closets, a stupendous modern designer bathroom, fireplace with beautiful mantel and glorious city views. An old world walnut paneled formal library with working wood burning fireplace, bookshelves and paneled walls has been totally refurbished to meet the needs of today’s expectations but still maintain the beauty of the original construction.

Fourth Level

The top level is incredible with a glorious skylight installed at the turn of the century. It has been completely renovated and elevated to the top level during the most recent construction. The entertainment room on this level includes a 28” Subzero refrigerator/freezer and wet bar, beautiful built-in seating, built-in audio visual system and equipment, a 63” plasma TV, and built-in storage. There are awesome city views and a lovely outdoor veranda. Also on this level are newly crafted and installed 8ft leaded glass windows which brings tremendous light. There is a reading area with bookshelves and two en-suite bedrooms. This floor is incredible and a significant attribute to the beauty of this magnificent property.

Lower Level

On the lower level there is an elegant white oak and walnut walk-in wine cellar, a full bath with steam, exercise room/office, au pair’s room, full bath, and an incredible media room with full 126” screen. The media room also includes a 24” refrigerator/ice maker, and wet bar.

Historical Information

This home was built in 1910 by Joseph Peltier. Joseph was a conductor on the street car line which came by Pacific Avenue. He often took local residents downtown to the Palace Hotel and then received them late in the evening stopping the car to let them out in front of their homes.

He became wealthy based on a tip from one of his passengers about a real estate investment in Nevada. He patterned the interior of his house after the Palace Hotel: Beaded chandeliers, crystal door knobs, wood paneling, silk covered walls and even baths with faucets outside the room. It is interesting to note that the family that owned the Palace Hotel at the time had also become wealthy through investments in Nevada silver mining.

This home is a one of a kind jewel, and as the historical mentions, the crystal knobs, chandeliers and the gorgeous skylight reminiscent of the Palace Hotel are still preserved in their grandeur, and grace this beautiful home. An important aspect in renovating a home of this grandeur is to only change the home as necessary, respecting the past while making it livable for a family today.
